Curtain rises on Riem Büro West

This office building is planned for the "StadtQuartier Riem Arcaden in der Messestadt" development – a showcase of European urban development which saw the City of Munich being awarded the German City Construction Prize in 2006. With its exciting, curtain-like façade, the building forms a striking counterpoint within a diverse ensemble. Riem Büro West has been pre-certified Silver by the German Sustainable Building Council (DGNB).

Climate engineering

Façade with triple glazing and solar shading
Extensive areas of glazing ensure a plentiful supply of daylight. To minimise cooling load and heat requirements, the specification includes triple glazing and automated external solar shading with tracking blades.

Geothermal heating and cooling
The office space at Riem Büro West will be climate-controlled via thermoactive ceilings featuring a water/water heat pump and groundwater usage. There are also plans for individually adjustable panel-type radiators and cooling units. The environmentally friendly climate control and energy management system is complemented by the ability to open windows for ventilation. Thanks to the presence of sufficient groundwater close to the surface at the site, geothermal power can be used for cooling purposes. A heat pump will transport water from a well into the pipes that make up the concrete core temperature control system. Heating will be supplied via a district heating network.

Electrical engineering and building services

Solar electricity
There are plans to install solar collectors on the portico between Riem Büro West and the neighbouring hotel in order to generate electricity.

Light management with energy-saving functionality
Common areas like the inner courtyards will be illuminated via a light management system integrated into building services. Motion sensors in the sanitary facilities mean power is consumed only when required by users.

Touchless flush systems for urinals and two-button flushes on toilets cut water consumption.

Sociocultural quality

Light, air and green views
In the office areas, a room height of three metres makes the glass frontage appear even more impressive. Floor-to-ceiling windows open on every axis so users can obtain fresh air whenever needed. Electric solar shading comprising horizontal sliding elements on the blinds on the courtyard façade, plus a lighting concept with indirect and custom direct lighting, ensure adequate contrast for screen work without excessive glare. The two roof terraces on the extensive green roof offer superb views and enhance the quality of the user experience.

Flexible, reconfigurable layouts
The floor plans are designed with maximum flexibility in mind and are easily adaptable to changing requirements. Rental areas can be combined in any way to create an uninterrupted space – up to an entire storey covering 3,500 square metres.

At the heart of Munich’s trade show complex in Riem
The Riem Arcades StadtQuartier development forms the core of Munich’s new Messestadt Riem quarter, which occupies the site of the city’s former airport. Covering 119,000 square metres, usages encompass shopping, work, leisure and housing. Riem Büro West forms a central element. A portico will link the Novotel München Messe hotel with the new Riem West office building.

Green mobility
Accessibility could scarcely be better: the building is close to an underground station and has plenty of bicycle parking for people wishing to cycle to work.
